How buying with me actually works

The first conversation

We sit down (or jump on a call) and talk about what your family is looking for. Not a square-foot list — the real things. School zone? Bike to a friend's? Pool? Lake access? Quiet street?

I'll be honest if I think you should look in a neighborhood you didn't list, or pause if I think you're not ready to buy yet.

Pre-approval & budget reality

I'll connect you with two or three local lenders I trust. We figure out the actual budget — including closing costs, inspections, and a small buffer. No surprises later.

Curated tours, not the firehose

I won't send you fifty Zillow links. I'll pick three to five homes per week that genuinely fit, and we'll see them together — usually mornings, when the light is best and the neighborhood is awake.

The offer that wins without overpaying

Central Florida is competitive but not insane. I'll write the offer with the right contingencies, the right escalation, and a personal letter to the seller when it helps.

Inspections, contingencies, closing

I have a roster of inspectors, attorneys, and home-warranty contacts you can use or skip. I'll be at the inspection. I'll be at closing. You'll get the keys with no last-minute scrambling.

After you move in

Need a roofer? Painter? Landscaper? AC service? I keep a Rolodex of people I'd send my own family to. You're a client for life — I'd rather you call me with a contractor question than not call me at all.

Must-haves vs. nice-to-haves

Three of each. Be honest. Most families discover their "must-have" was actually a "nice-to-have" once they tour.

Schools that matter

Specific schools, or zones, or "any A-rated"? Determines which neighborhoods make the cut.

Daily-life logistics

Commute times, kid drop-offs, gym, grocery. Real geography matters more than people expect.
